Contrary to the trend of pairing multifamily developments with commercial, the Haltom City City Council approved a 316-unit straight multifamily product on a site that was originally slated to include apartments as part of the H-Mart commercial project. This from C-2 (commercial) to PD-MF (Planned Development - Multi-Family) greenlights a standalone rental apartment complex.

The product, developed by Alpine Start Development, includes a mix of 1, 2, and 3-bedroom units with an average size of 600-800 SDF and amenities such as a swimming pool, game room, and fitness facility. The 12-acre site is capped at a max density of 26 units per acre.

During the discussion, Council members sought clarification on various aspects of the project. Council Member Kyle Hantz, Place 2, confirmed that the development would consist of four stories, with ground-floor parking and three residential floors above, and that the apartments would be for rent rather than purchase.

The Council's overall reception to the project was positive, with no explicit concerns or opposition expressed. Council Member Eric Morris, Place 4, moved to approve the rezoning ordinance on first reading, and Council Member Susan Soule, Place 6, seconded the motion. The rezoning request was approved with the members present, demonstrating the Council's support for the development.

Out of the 10 property owners notified about the rezoning, only one nearby apartment complex management company voiced opposition, with no expressions of support received.
