Details often come down to a compromise. For DFW Land’s 120-unit, 55+ multifamily, ‘where to put the dumpster’ ignited a neighborhood debate.

Hamstrung by gas lines, the developer located the dumpsters at the interior ends of each arm on the L-shaped plan. Each dumpster would sit across the drive aisle and is visible from both streets that the project fronts. This visible location flipped neighbors from initial support to opposition.

…I know it's gonna be smelly when i look at that back door and how far they have to drag their trash in order to get over that dumpster. That's going to be a mess there and I know there's gonna be flies and rodents.

The Council largely reacted positively to the project's potential to serve senior housing needs but questioned aspects like parking reductions, density, amenities offered, and proximity to the forthcoming DART Silver Line.

They weighed both sides of the debate between serving senior housing needs and addressing legitimate community concerns over density, noise, amenities, and adjacency impacts.

The density and parking reductions posed concerns for Councilwoman Brianna Hinojosa-Smith about properly serving senior lifestyles. She “struggled” with the proximity to the DART station and she commented on the opportunity cost of using the site for senior living.

Councilman Don Carroll agreed the plan felt “a little shoe-horned in,” adding:

Max Fisher, representing the Owner DFW Land, tried reassuring the Council based on DART studies showing noise would not exceed 55 decibels.

In the end, reasonable concerns around optimal land use for seniors, density, parking, noise, and adjacency impacts appeared to sink approval. The project failed on a 3-3 vote after much debate over striking the right balance between senior housing needs and factors like parking, density, amenities, and adjacent property impacts.
