Owner Dentex Land, Cattle and Energy, LP, represented by Albert Hughes, recently secured approval from the Denton City Council to annex 92.38 acres into the city limits. Located just north of Johnson Lane, south of Allred Road, and 2,325 feet east of John Paine Road, the site takes its first step toward becoming a mixed-use development.
Dentex plans to dedicate about 65 acres to a residential subdivision while setting aside nearly 27.9 acres for higher-density housing and commercial uses.
Key factors:

Location: Situated near the Hunter Ranch development and with frontage on the proposed Allred Road primary arterial.

Zoning: The property will receive an initial Rural Residential zoning upon annexation, but Dentex has applied for a Comprehensive Plan Amendment and zoning change to entitle the land.

Infrastructure: While some upgrades will be needed, the presence of existing water lines and the city's commitment via the municipal services agreement bodes well for the site's developability.
