Scott Theeringer's original 177-unit plan was met with 147 signatures of opposition.

But Theeringer, the CEO of Mangien & Associates, didn't walk away. He walked right into the lion's den - sitting down with unhappy neighbors to hear their concerns.

What he heard: ‘Too many units.’ ‘Too tall.’ ‘Too much traffic.’

But Scott leaned in, making compromises and costly changes

So he made the bold pivot from apartments to senior living facilities. Scaled 4 stories down to 2-3. Added privacy measures like shuttered windows. And not only did he get unanimous approval from the Plan Commission, Scott got something potentially more valuable:
